14-acre ground-up agritourism brewery campus | Aldie, Virginia
Ground-up 14-acre agritourism brewery campus in Aldie, Loudoun County. Scope: 4,800 sq ft taproom building (bar, kitchen pass, restrooms, back-of-house brewing support); heavy timber pergola in hand-cut Douglas Fir with mortise-and-tenon joinery; full commercial kitchen build-out; event lawn graded for 200+ guests with fire-pit terraces and stone hardscape; visitor parking field, driveway, and rural-context lighting; site utilities including well, septic, electric trenching, propane, and fire suppression for commercial occupancy.
Delivered as a single design-build engagement. The agritourism overlay required the building program, parking layout, and agricultural-use justification to be evaluated together — Hearthstone owned every documentation package, including the agricultural-use narrative for planning commission review. Opened ahead of schedule.
Custom estate gunite pool, precision hardscape, and view-corridor site work on a working Loudoun County estate
Old Waterford Farm is an eastern Loudoun County estate where the brief was clear: build an outdoor amenity that disappears into the landscape rather than competes with it. Hearthstone Design Build approached the pool as a structural and civil project first. Pool placement was driven by sunset view-corridor modeling across open pasture toward the Catoctin ridge, by septic reserve setbacks required under Loudoun County Health Department review, and by elevation control to keep waterlines clean against a sloped grade. A rectilinear gunite shell was specified for a 50+ year structural life with steel-reinforced shotcrete construction, natural stone coping, and a minimalist hardscape envelope. Code-compliant safety fencing was integrated into the property line rather than ringing the pool, preserving the uninterrupted view that defines the site. The result is an estate-grade pool that reads as part of the farm — not imposed on it.

Walsh Family Wine had outgrown its original production facility. Hearthstone delivered a two-building program in Purcellville, Loudoun County: a new 14,400 sq ft (240 ft × 60 ft) state-of-the-art production facility purpose-built for current scale and bottling cadence, and an adaptive reuse of the original production building as a dedicated event space. Two structures, one campus, one licensing perimeter — but each on its own code path: agricultural-production occupancy for the new winemaking facility, assembly occupancy for the events building. Sequenced around Virginia ABC and federal TTB licensing so Walsh operated continuously through the build.
