A working database of rural, buildable parcels across Loudoun, Fauquier, Clarke, and Albemarle counties, tracked and refreshed by Hearthstone Design Build for landowners and buyers actively evaluating where to build. Every parcel we track is evaluated for the specific realities that determine whether an estate build is even feasible — zoning classification, perc/septic history, well yield, easements, VDOT entrance geometry, overlay triggers, and utility distance.

What The Database Tracks

  • County & zoning district — AR-1, AR-2, A-3, RA, RC, and other rural classifications.
  • Acreage & buildable envelope — total acres versus the acreage actually available after easements, floodplain, RPA, and steep-slope carve-outs.
  • Perc & septic history — whether a soil evaluation has cleared and where the primary + reserve drainfields sit.
  • Well feasibility — expected yield, aquifer notes, neighbor well data where public.
  • Easements & overlays — conservation easements (VOF, PEC), historic overlays, Chesapeake Bay Act RPA, mountainside overlays.
  • Access — VDOT entrance geometry, sight distance, driveway feasibility.

Why This Matters

The single most expensive mistake in rural Northern Virginia is closing on land before its buildability is verified. Failed perc alone routinely adds $30–60K and 60+ days to a project — and can zero out an entire site plan. Easements, overlays, and VDOT entrance geometry can quietly disqualify a parcel that looked perfect at the road.
