Contact Hearthstone Design Build
Request a consultation, a feasibility review, or a quote for a custom timber frame home, estate outdoor living program, agritourism campus, or owner-representation engagement in Northern Virginia. Every engagement begins with a real conversation about your land, your program, and the timeline you're working against — not a form autoreply.

- 30–45 minute discovery call. We walk through your land, program, timeline, and budget so we can determine whether the project is a fit for our approach and capacity.
- Paid feasibility review (recommended). A structured written review of zoning, site, permitting, and budget realities before you commit to design.
- Design-build proposal. If the project is a fit, we produce a written scope, schedule, and investment framework.

Service Area
Primary counties: Loudoun, Fauquier, Clarke, and Albemarle in Virginia. Select projects across the greater Northern Virginia region and the Shenandoah Valley. We are headquartered in downtown Leesburg. Rural AR-1 and AR-2 estate builds in Loudoun and Fauquier make up the majority of our residential portfolio; Clarke and Albemarle carry more of our vineyard, winery, and estate-hospitality work.
- Loudoun County — AR-1, AR-2, and A-3 rural estate work; Middleburg, Leesburg, Purcellville, Round Hill, Aldie, Hamilton, Hillsboro, Upperville, Waterford
- Fauquier County — Hunt Country estates; Warrenton, Marshall, The Plains, Upperville, Delaplane
- Clarke County — Shenandoah Valley estates; Berryville, Boyce
- Albemarle County — vineyard and estate work; Charlottesville, Crozet, Free Union
Fit & Scope Notes
Hearthstone is a good fit if you own land in Virginia (or are under contract), you are planning at least 6 months ahead, you understand estate-grade construction runs $450–$950+ per square foot depending on program and finish level, and you want a single accountable partner from feasibility through certificate of occupancy. We do not take small interior remodels, kitchen-only renovations, or simple deck swaps. If your project involves a new structure, a substantial addition, or a comprehensive outdoor program, it is very likely a fit.

- Ownership status (owned outright, under contract, or evaluating pre-purchase)

- Any prior survey, plat, soils, or architectural work
