Is modular lower quality than timber frame? Not necessarily — modular is optimized for efficiency, not bespoke architecture. The issue is that module dimensions, fixed floor plans, ceiling heights, and finish menus make modular wrong for estate-scale custom builds.
Can modular handle Virginia rural land? Sometimes. Many AR-1 and AR-2 parcels in Loudoun and Fauquier can't easily accommodate crane staging or trailer access. Timber frame raises on-site and works in nearly any condition.
