A timber frame estate home, end to end
Tuttaposto is a custom timber frame estate home built on a private parcel in Loudoun County, Virginia. The clients came to Hearthstone with two non-negotiables: a hand-cut timber frame as the structural and visual heart of the house, and a builder who would carry the design intent through to handoff without a translation layer in the middle. That requirement defined the delivery model. We engaged on a single design-build agreement covering architecture, structural frame fabrication coordination, and construction.
Design-build, and why it shaped this project
A custom timber frame home is not a stick-built house dressed up in beams. The structural frame is the architecture. Bay spacing, ridge geometry, brace placement, and connection joinery all have to be resolved before the foundation goes in — because the foundation has to receive them. Design-build delivery collapses the gap. There is no point in the schedule where the architect is done and the builder hasn't started. The framing decisions, the SIP detailing, the mechanical chases, and the finish strategy all advance together.
For Tuttaposto, that meant the clients had a single accountable team from first sketch through final punch list. They did not have to translate an architect's intent for a builder. They did not have to absorb a change-order pile when the building department asked for revisions. They did not have to wonder whether the frame would land where the plans said it would. The whole point of a timber frame home is to live with the structure visible. The whole point of design-build delivery is that the structure ends up where it was designed to live.

The timber frame specifics
The frame is hand-cut Eastern White Pine. We chose Eastern White Pine for a few reasons. First, the workability — clean joinery, predictable behavior under hand tools, holds detail well at the brace housings and tenon shoulders. Second, the dimensional stability of properly dried pine of this section size, which keeps the frame tight as it cycles through Virginia humidity. Third, the warm tone the species develops under interior conditioning — visible architecture should be inviting, not industrial.
The joinery is mortise-and-tenon throughout, drawbored and pegged. Concealed steel is used only where engineering requires it; the visible joinery is what visible joinery is supposed to be. The frame was fabricated by Mid-Atlantic Timber Frames (MATF), Hearthstone's fabrication partner of record. We coordinated the shop drawings, the cut list, and the raising sequence so the frame went up in a single concentrated window with the SIP enclosure following immediately behind.
Enclosure and envelope
The frame is wrapped in a structural insulated panel (SIP) enclosure. SIPs are the right pairing for a timber frame at this scale: they preserve the unobstructed interior of the frame (no studs interrupting the bays), they hit modern thermal performance without thickening the wall section, and they install fast enough that the building reaches dried-in condition before the frame is exposed to a full weather cycle.
The roof is copper — a long-cycle decision rather than a short-cycle one. Copper outperforms its installed cost over the asset life of the building, and on an estate home where the buyer's horizon is multi-generational, the math is straightforward.


Site, zoning, and ground conditions
The parcel sits in rural Loudoun County under AR-2 zoning. The build navigated setback and lot-coverage requirements appropriate to the parcel; well and septic siting coordinated with the health department; site grading and stormwater management consistent with the rural-residential character of the surrounding land; and driveway access aligned with VDOT entrance standards on the connecting road. The foundation is full stone — a deliberate continuation of the regional vernacular and a structural decision that anchors the timber frame to the site visually as well as physically.
Schedule and outcome
The project ran a 14-month construction window from groundbreaking through certificate of occupancy. Hearthstone managed the long-lead items — frame fabrication, copper roofing, custom millwork — so the trades sequence on site stayed clean. The clients moved in to a finished house, not a punch list disguised as one.
