Tuttaposto Custom Timber Frame Estate

A family facing 18 months of uncertain architectural timelines needed a design-build partner who could deliver both the custom timber frame they envisioned AND certainty on completion. We designed Tuttaposto in collaboration with specialty timber fabricators and S.E. Wagner Architecture, hand-selected every joint detail, and delivered a home that proves timber frame homes can be built with precision and accountability in rural Virginia. Tuttaposto reflects our estate-scale build process applied end-to-end on a single Loudoun County property.

The Challenge

Rural estate properties in Loudoun County often face a 12–18 month design-to-construction timeline split across multiple vendors. Owners working with separate architects, timber frame suppliers, and builders rarely get a single point of accountability for the final product. Tuttaposto's owners needed certainty: a design-build partner who could orchestrate every decision—from timber frame joint details to final finishes—without timeline creep.

The Design

In collaboration with S.E. Wagner Architecture and specialty timber fabricators, we developed a 4,200 sq ft, 2-story timber frame residence that honored Virginia's AR-2 Residential zoning requirements (§4.08.05) while delivering a fully custom timber home. Every mortise-and-tenon joint was hand-selected. The design balanced traditional timber frame aesthetics with modern building science: passive survivability, code-compliant building envelope, and long-term durability.

The Build

Hearthstone served as the design-build integrator, meaning every trade—framing, MEP, finishes—reported to one coordinated schedule. We managed permitting directly with Loudoun County, coordinated our specialty timber fabrication partner's delivery, and maintained weekly alignment with S.E. Wagner on design intent. The result: on-time delivery, on-budget execution, and a home that serves as a proof case for timber frame construction in Virginia's estate market.
