What Is Timber Frame Construction?
Timber frame construction is a heavy-timber building method that uses large posts and beams joined by mortise-and-tenon joinery and wooden pegs — no nails, no screws, no load-bearing stud walls — to create open interior spans, exposed structural beauty, and a structure designed to last 200 to 300 years.

Why It Matters
Conventional stud-wall construction is engineered to last 50 to 80 years. A properly built timber frame is engineered to last 200 to 300. Once the bent layout is set, the entire interior architecture is locked — no surprise load-bearing walls, no soffits hiding ductwork through your great room. The frame IS the architecture.
How a Timber Frame Is Built
- Engineering and design. Structural engineer designs the bent layout (vertical "ribs" spaced 8–16 ft apart); architect coordinates frame, roof, SIP envelope, and interior layout together. Every mortise, tenon, and peg is drawn before a timber is cut.
- Fabrication. Timbers — typically Douglas fir or oak — are milled to spec. Master timberwrights hand-cut each joint using CNC routing for precision and hand-chisel work for visible finish surfaces. The complete frame is dry-fit in the shop. Lead time: 8 to 12 weeks.
- Raising day. The fabricated frame arrives in numbered pieces. Each bent is assembled flat on the deck, then craned vertical and tied with girts and diagonal bracing. A frame designed to house a family for two centuries is typically raised in three to five days.
- Enclosure and finish-out. Structural insulated panels (SIPs) are installed on the exterior as roof and wall planes — R-25 walls and R-40 roofs in a single layer. Windows, doors, mechanicals, and interior finishes are installed conventionally; the exposed frame remains the architectural centerpiece.
Timber Frame vs. Stick Frame — Short Answer
- Stick frame uses 2×4 or 2×6 dimensional lumber in stud-wall systems. Cheaper, faster, design constrained by load-bearing walls. Engineered lifespan: 50 to 80 years.
- Timber frame uses large posts and beams. More expensive upfront, longer lead time, but open spans, exposed structure, and a frame engineered to outlast the next four owners. Engineered lifespan: 200 to 300 years.
