Who should submit a timber frame inquiry?
This inquiry is designed for landowners and families planning thoughtful, long-term timber frame projects. It's appropriate if you are:
Landowner with Property
You own land in Virginia (or are under contract) and want to build a timber frame structure that responds to the site.
Planning 6–18+ Months Ahead
Timber frame projects require extended timelines. If you're ready to begin planning now for construction next year, this is the right time.
Investment-Minded
You understand timber frame construction costs $300–$600+/sq ft for homes and are prepared to invest accordingly.
Seeking Design-Build Partnership
You want a builder who participates in design, not just executes drawings. You value collaboration over bidding.
This inquiry may not be the right fit if:

- •Your budget is under $200K for a home or $75K for an outbuilding
- •You're seeking competitive bids from multiple builders

What information should I prepare before submitting?
The more context you provide, the better we can evaluate fit. Before completing this form, gather the following if available:

What happens after I submit a timber frame inquiry?
We review every inquiry personally. Here's what to expect:
Initial Review (1–3 Business Days)
We read your inquiry and evaluate whether the project aligns with our approach, capacity, and service area.
Follow-Up Communication
If the project appears to be a good fit, we'll reach out to schedule an introductory call. We may ask clarifying questions via email first.
Discovery Conversation
A 30–45 minute phone or video call to discuss your vision, site, timeline, and budget in more detail. This helps both parties assess alignment.
Site Visit (If Appropriate)
For projects moving forward, we schedule a site visit to walk the land, discuss orientation, and understand the building context.
Proposal or Engagement Letter
If we mutually agree to proceed, we provide a design-build proposal outlining scope, approach, and preliminary investment framework.
How many timber frame projects do you accept each year?
Hearthstone Design Build accepts 3–5 timber frame projects per year.
This limit ensures each project receives the attention it deserves—from early design through frame raising and finish work. We are selective because our involvement is hands-on and our capacity is intentionally constrained.
Submitting an inquiry does not guarantee acceptance. We evaluate each project based on site, scope, timeline, budget alignment, and whether the partnership feels right for both parties.
