A timber frame project inquiry is the first step toward working with Hearthstone Design Build on a custom home, barn, or estate structure. This form helps us understand your site, goals, and timeline so we can determine whether your project is a good fit for our design-build approach. We review all inquiries personally. Not all projects are accepted.
Who should submit a timber frame inquiry?
This inquiry is designed for landowners and families planning thoughtful, long-term timber frame projects. It is appropriate if you are:
- A landowner with property — you own land in Virginia (or are under contract) and want a timber frame structure that responds to the site.
- Planning 6–18+ months ahead — timber frame projects require extended timelines.
- Investment-minded — you understand timber frame homes run $450–$750+ per square foot and are prepared to invest accordingly.
- Seeking a design-build partnership — you want a firm that participates in design, not just executes drawings.
This inquiry may not be the right fit if you need construction to start within 3 months, your budget is under $200K for a home or $75K for an outbuilding, you are seeking competitive bids from multiple builders, or you have complete architectural drawings and need execution only. What information should I prepare?
Required: property location (county and address or general area), land ownership status, project type (home, barn, pavilion, or multi-structure), general timeline, budget range, and a brief project description.
Helpful but optional: property survey or plat, topographic or site analysis, inspiration images, concept sketches, current architect or designer involvement, and zoning or HOA considerations. These can be shared by email after you submit the form.
What happens after I submit?
- Initial review (1–3 business days). We read your inquiry and evaluate alignment with our approach, capacity, and service area.
- Follow-up communication. If the project appears to be a good fit, we reach out to schedule an introductory call.
- Discovery conversation. A 30–45 minute call to discuss vision, site, timeline, and budget.
- Site visit (if appropriate). We walk the land, discuss orientation, and understand context.
- Proposal or engagement letter. A design-build proposal outlining scope, approach, and preliminary investment framework.
How many timber frame projects do you accept each year?
Hearthstone Design Build accepts 3–5 timber frame projects per year. This limit ensures each project receives the attention it deserves — from early design through frame raising and finish work. Submitting an inquiry does not guarantee acceptance; we evaluate site, scope, timeline, budget alignment, and partnership fit.
