You can put any pool, any pavilion, and any kitchen on the wrong terrace and the estate will still feel disjointed. Hardscape sets the geometry, the elevation, the drainage, and the visual weight of every other outdoor element — so we design it first.
On Piedmont land, that means working with the slope rather than against it: stepped terraces tied together by stone walls, fire features positioned where they are sheltered from the prevailing west wind, and lighting that holds the composition after dark.

Natural Stone Terraces

Pennsylvania bluestone, Tennessee fieldstone, or local diabase laid on a properly drained sub-base. The terrace that lasts is the one engineered for freeze-thaw and surface drainage.
Dry-Stack & Mortared Walls
$80 – $180 / sq ft face
Retaining and seat walls in fieldstone, Tennessee ledgestone, or PA wallstone. Dry-stack reads as land; mortared reads as architecture — we build both.
Fire Pits & Outdoor Fireplaces
$8K – $65K
Gas, wood, or hybrid fire features — from sunken bowl pits to full masonry fireplaces with integrated wood storage and hearth seating.
Landscape & Architectural Lighting
$15K – $60K+
Path, accent, downlight, and wash systems on dedicated transformers and 12V control. Designed in zones so the estate has three distinct evening 'looks.'
How we approach estate hardscape
- Drainage first — every terrace and wall is designed around where the water actually goes during a 2-inch rain event.
- Native stone where possible — local materials weather correctly into the Loudoun and Fauquier landscape.
- Mass over decoration — outdoor fireplaces and walls are built with structural mass, not stone veneer over framing.
- Lighting is design, not an add-on — the lighting plan is finalized before the hardscape goes in the ground.
- Heat sources are zoned — fire pits for casual use, outdoor fireplaces for the formal terrace, never both in the same pocket.

Yes. Landscape and architectural lighting is integrated into every estate outdoor living project we build. We design in three zones — path, accent, and architectural wash — controlled separately so the estate has flexibility for different evening uses.
